The roofs of some of the houses in our neighbourhood have been replaced. Does it mean it is time to replace ours? I visually inspected the appearance of the roof and it seems to be in good condition. We do not want to wait until water leaks through, but we do not want to go to an unnecessary expense. Need some advice.
Most shingles have a warrantee for at least 25 years. That isn't always the case in that some just deteriate quicker but still come under warantee so replacement should come with a pro-rated discount. What to look for is curling up on the shingles or any that look as though they have lifted.They should all be flat against the roof. Other than that, I wouldn't be too concerned. It sounds as though the neighbours got sold a bill of goods. One may have needed the re-roofing job but the others had it done only because the roofer "suggested" there might be a problem. Don't fall into that trap.
First, it would be wise to know if your roof is Shingled or if it is a low slope residential tar and gravel roof ( BUR), Shingled roofs are pretty obvious when it is time to replace them. Look for curling shingles and the spacing between the tabs will become overly wide as the shingles wear out. Look at your shingled roof. Does it make you sad when you look at it? If yes, it is time to replace it. If it looks great, then it likely is just fine.
