Is this the right price for some handyman work?

I just got a quote for some handyman work and I am not sure if this is right or too high.

1) We are getting two new walls put up in the basement to make a room - probably total 100-120 sq ft. With a couple of doors

2) New toilets (provided by the contractor - $300 each I would say) and sinks (also provided) in 3 bathrooms including faucets

3) New Vanity purchased and installed

4) Minor repair work to paint etc

The quote was for $10000. Any thoughts?

Hi John

Do you have a building permit for the new room in your basement? Ontario Building code requires a building permit when adding walls in your including your basement.

Do you have outlets and lights installed in the room? Then you will need a licensed electrician and an ESA inspection.

You are under priced on your project.

For all the items listed and provided everything is done as per code, then you have a hell of a price. Prob too cheap. Get a couple more quotes and be sure they are from reputable contractors. Then compare.

This is actually is about right if anything very very reasonable as the contractor will need to buy drywall sheets plus tape and mud( drywalling compound, buy paint they will have to do framing before hanging the drywall so there is labor and material charges just there, Then they also have to do frames for the door, supply and install a door with hinges and locks/ handles and then paint all of these. now supplying and installing toilets, sinks faucets vanities all add up and materials are so expensive now in all of the stores. and time for picking up all of these materials also need to be considered. Maybe if you pick up all the materials that are not building supplies that may bring things down a little but not by much. I hope that helps

It sounds like his labor cost is about $5,000, if he is doing it all himself then that is tight profit for what will amount to 8-10 days work but if he is a legitimate contractor and warranty with it you are getting a great deal. I personally would use a licensed plumber to do the plumbing and then the rest myself with a helper, I would charge probably about $12,000 total + gst. Make sure you get a contract in writing and he knows what he is doing
