Legal basement apartment cost

Can someone please tell me what the cost is to have a legal basement apartment from scratch? With one bathroom, two bedrooms, a kitchen and small living room. It's about 8-900 square feet of space and need a separate exit.

Hi AK,

The short answer is there is no one cost for a LEGAL basement apartment. But I will try to advise further.

Chances are you will need to add an egress window of sorts $3500 give or take right there.

Electrical for that basement will be in the vicinity of $4000.

Plumbing will be in the vicinity of $4,000 including dishwasher hookup.

Drywall will be in the $5,000 range

Framing in the $3,000 range

R20 proper insulation $1500 - $2500 depending on spray foam or not.

Do you already have permits and drawings or require them? Are there any structural changes that are being done that would require an engineer?

Drawings and permits for that sort of space will be in the $1,000 range.

Flooring even at carpet will be in the $3500 range.

Painting in the $2,700 range.

Trim around $1,000.

Doors maybe $600-$1000 depending, and the list goes on and on and on.

The bathroom on the low end will cost around $6,000 plus

The kitchen another $7500 or so on the low end.

This took me maybe 5 minutes to write, so take it as nothing more than a guideline, and for firmer numbers you need to speak with a qualified professional in your area, but from me quick 5 minutes you are looking at $44,500 plus taxes as a rough ball park.

Now of course you can go below and above, I would say that is a good mid-line cost, and everyone's cost here will vary, but I assure you anyone who says this is a $20,000 job will leave you in shambles.

Hi Alex,

Such project will cost you the range of $50 / sqft for the basement full finish, including the bathroom and the kitchen. Drawings will cost you about $2500 (basement & the separate entrance) - The separate entrance will cost the range of 18 - 20K.

Hi AK,

Both of the previous replies are reasonably close to the cost. However depending on the style of house, design or location of the entrance this could be keep the ball park prices close. But if requiring additional foundation and or roof or structural framing for the entrance then that can increase the $40K by 20-25%.

Thank you for your responses. I am actually looking for someone to get all this done. We are in Ottawa but the quote I got was way over and I knew there was something wrong with those numbers. I guess I'll keep searching to find out the pro in Ottawa who can take this project.
