I just wanted to understand what is difference between legal basement vs registered basement?
My Lot size in Brampton is 24ft
I want to construct legal basement and want to register it?
Is it worth it to construct legal basement when it can't be registered?
Hi we do a lot of legal basements in Brampton and what they are doing in Brampton and Mississauga Ontario is far different from the rest of the country. But legal is the way to go in Brampton, spend your money once and have it done right the 1st time.
Thanks Noel. My only concern is if basement can't meet zoning by-law like parking space is it worth it going that hassle? because without registering basement it would be still illegal.

A second unit is not legal unless it has been registered with the City and any work has been approved and inspected by the City. These policies are intended to make units safe, legal and livable.
Two-unit registration and building permit applications are accepted in person at the Flower City Community Campus, Unit #1, 8850 McLaughlin Road.
The Two-Unit Dwelling Registration and Building Permit Application processes are consolidated into a single application stream as described below.
You have up to 18 months from the date of application to complete the Registration Process to ensure your Second Unit meets all of the mandatory requirements.
They are expensive then handy man job.
I always recommend going legal when it comes to secondary Suites. However some clients don't want to or don't meet the requirements. You need to talk to your local city hall to find out what you can do legally. I've had some clients who just want a place for their parents or in laws and there's ways to do it legally without parking space fire doors egress windows Etc. I would recommend talking to a local trusted Pro contractor who knows the bylaws in your area. You might think about removing your roof and adding a second story to the house this way you can remove some of the lower house for parking space if that's your issue. It's always best to go legal when it comes to secondary Suites again if it's just for In-laws or relatives you just have to follow the bylaws to do so. This usually means no locked door between the basement in the upper level excetera excetera

Can City still issue permit for making basement with kitchen and bathroom + separate side entrance?
The dividing line between a secondary suite and an in-law suite occurs when a stove is added, turning a 'wet bar' into a 'kitchen'.
Since you're not going to make legal status due to parking (one off-street stall would likely be required by development regulations for a suite), best thing is to build an 'in law suite' (no stove).
This also greatly simplifies the construction as you wont need 2 furnaces, fire protection throughout the suite and furnace room, etc.
Unsure if the City will allow the addition of a side entrance - likely not.
