In a dispute between contractor and condo board that has lead to a shit down of renovation project. Hired a contractor to renovate a condo. We have the down payment and work started. Almost two weeks in and the condo was gutted and drywall almost complete. One small bathroom left. Condo board than began having issues with paper work. Condo board requires contractor be licensed with the city of Hamilton and insured. Documentation was provided but condo board is not approving. The name on the license and the insurance is different. People run multiple businesses and that was the explanation from contractor. The board says you require licensing as per city of Hamilton bylaw. As per city only a few trades are licensed by the city. Board began asking the crew for individual licenses. The guy scraping the floor clean, drywall guy, etc. Not sure what license each individual is supposed to have. Those roles don't have licenses by the city. Also regarding insurance what type of policy is needed by a contractor? As licensed general contractors does everyone in your crew need to have their own individual contractor license?
G.C. Hvac Plumbing Electrical.these four trade needed lic. and insur in the Renovation job.General labour ,drywaller,painter, flooring, all are skill trade ,the condo board should contact the building dept.if no building permit require.All you need GC lic and insurance .

All you need in that situation is a general contractors licence and roof of insurance. Our electrician and plumber will provide there licence and insurance information if the board desires.
General Contractor is required to have a licence to operate in that city where work is commenced.
Sub trades working under general contractor are required to have certification of trade,if sub trades are hired out separately that are not under the general contractor then that would require individual permits and certification,note that general contractor if asked must provide certification of sub trades and permits ,this may vary from province to province
Not any kind of expert in construction & contract law but I do know just a little.
In the City of Edmonton the following trades are required to have City licensing: plumbing & gas, water & sewer, electrical, & HVAC (part of Bylaws - every municipality may be a little different).
Not mentioned by you or your respondents so far is the question of WCB coverage. You should have proof of WCB for any workers on site; without that - potential liability.
Bonding is also a good idea. For example what protection is in place if fire rated drywall is removed then replaced with non-rated drywall?
I suggest you contact your contractor and have him provide you with all the sub trades licenses and insurance copies especially electrician plumber HVAC. I then would get a meeting set up with the condo and try to straighten it out yourself if they're unwilling call a lawyer ASAP.
