Possible paths to becoming a GC?

Hi,

I want to buy and develop land.. build homes. I want to run the project from obtaining financing, blueprints, zoning, permits, materials to organizing sub-contractors etc. Would I have to become a general contractor or just gain experience and education in this line of work? What do I need in regard to certifications/training/education by law and what extra education/experience or training could benefit me?

Please feel free to even just comment a link that would provide me info on this subject. I have been researching a lot and am still not sure if I would have to become a licensed GC or anything else if I am working for myself and hiring licensed trades.

Hi Nick,

Anyone can call themselves a general contractor. However, a good general contractor will have working knowledge of the task or tasks required to complete project.

There is no licence requirement to call yourself a GC.

Nick,

It may vary from province to province but here are the basics. If you build you own home, you, as the owner, can do the framing, drywall electrical, plumbing, roofing, etc. by yourself. This gives you some experience and understanding about what comes first, what problems can arise (drywall arrives before the electrical or plumbing is done ... or the insulation is delayed by a week.) You seem to be wanting the control of a Project Manager. You can micro manage, which is fine, but I'd suggest doing it on a small scale to see what happens. Learn, learn, learn. You don't have to be certified to manage a job, but it is best to know what is involved and what all aspects of the job are. There are standard building codes to follow, and permits to get. Call a local building inspector for further information. A business background would help. Ask other home builders, (Don't be shy) what they have done, what didn't work and what they recommend. Be very cautious about over-extending your capabilities. Borrow as little financing as is needed. Hire people with proven reliability. Do the research.

Hello Nick,

If you want to build new homes for sale in Ontario you are required to become a Tarion builder which means that you are required to pass 7 competency exams. You may be required to take the courses for some of these areas of competency. You will not be able to sell the house without first obtaining your Tarion number. Algonquin College in Ottawa has online courses related to Tarion.

You may want to work with a good realtor who develops properties themselves that can steer you through the process. Realtors cost money but a good realtor can also introduce you to designers that can get your permits more quickly, sub contractors, financing and help you avoid costly bad investments in properties that have unforeseen restrictions.
