Can anyone give opinion about prefab homes? I have a run down bungalow and I am thinking about gutting it and getting a simple house made on the property.
Does anyone have experience with prefab? How much do they end up costing? Are they really cheaper than custom construction? Time taken, etc.
Thanks.
I have worked with prefab and done many more custom homes.
The large advantage in my opinion is the savings through the speed of the build not so much the pricepoint of finished build although I am sure prefab is slightly less. In many cases you can save more by having a build done faster alone. Construction financing, insurance and rent of another place to live during construction can amount to a considerable amount over the course of a build.
Custom gives you more of a rewarding finished product as you can make it suit your needs and tastes but build times for custom homes can range from 6 months to a year. A Prefab can be done in as little as 4 months from breaking ground.
I cant say for a sq/ft comparison on cost and hopefully someone else can help you on that but I would make sure you look at your expenses outside of the build cost as they are commonly not accounted for.
The best option is a manufactured home .. well constructed and affordable. Check out WINTON HOMES.ca -- the best decision we ever made (we live in BC) Much cheaper than building ... our 2500 sq.ft. rancher with walk out basement home was 300,000 well below the cost to build on-site, the same home (quoted 500,000). They have a HUGE selection of homes, and cottages, all shapes and sizes (and prices)
