Hey everyone, the wife and I bought a house in Ajax a few months ago, to get in the market. It's a early 50s 1 1/2 floor home, with a full basement. ~24 feet by 24 feet.
We will be needing more space in the coming years, and would like to get the work done sooner rather than later.
So we've got 2(and a half) scenarios in our minds.
The first is to just go straight up, and basically double
The size of the 2nd floor from 24*12 to 24*24, fitting in 3 bedrooms and a bathroom. Not picky on the size of the bedrooms, bathroom would be built directly above the existing main floor bathroom.
The second scenario is to go up and sideways. We'd add a 11*24 extension to the main floor, and just extend our living and dining rooms into that space. The second floor would cover the entirety of the first floor, but with 4 bedrooms and a batheoom(again, over the existing bathroom). Total size would be 35 * 24 on both floors.
The "2 and a half" portion of this would be also digging out some additional basement, no plumbing needed.
We recently got a new furnace and AC that should have no problem handling the extra space.
We got one rough quote for 100k for the first scenario, and 140k for the second, no basement addition. Could we expect anything better than that?
