Price of a 2 storey rear addition

My house is detached on a 30x120 ft lot. I would like to build a 2 storey rear addition ~17x15 ft. It has a private driveway and side access that a small bobcat could access. The main floor will be a den and 2nd floor a bedroom - so no plumbing needed. The main floor opening would need a beam ~10 ft across and 2nd floor there is already an existing door to a balcony which will be the entrance to the bedroom.

Extension would include a full basement and need a regular door as an entry. One side of the new addition would be 3 ft from the property line where there is a large cedar hedge. Other sides are unobstructed.

Please let me know ballpark quotes for this type of addition.

I live in central Toronto with houses 90-100 years old.

Cost to build a home addition vary from $250 per square foot on the cheapest end to $450 / sq. ft. or even more for custom top notch work. Accurate estimated can be provided only after analyzing architectural drawings with all technical details, calculating number of man-hours for completing the project and determining the total expenses for materials, fixtures and finishing products.

Adding one story 700 ft2 addition can be priced from $175,000 to $315,000, but any averages doesn't make much of a value before defining scope of a work to complete and estimating which materials have to be purchased.

Adding a living space up is cheaper in comparison with building aside if no foundation reinforcement work will be involved.
