We are looking to do a full renovation and have been given 3 very different quotes with each having different fees. Two have management fees involved with a cost plus of 20% and the other 25% with project fees. Are these normal fee structures most companies use?
It can really depend on the scope of the project you are doing but, generally, it is cost +20% plus hourly rate (or task rate). There can also be a design fee if the contractor is designing your renovation.
Example: bathroom floor tile....you pay actual material cost + 20% plus the $1800 labour fee. The labour should be a rather fixed cost but that material cost can change depending on what you specifically choose.

we charge only material and job cost of work only nothing more than that
