Wondering how much of an existing home you can demolish and still call your project a renovation to avoid getting a demolition permit?

I did one before where the city would not issue a demo permit so we took the whole thing down except two bedroom walls and built a new house. And then those two walls also disappeared during construction.

It can vary depending on what city you are in however so it is best to check with your city permit department.

I agree with Norm it all dependes on were you live. Every city has difrent building codes do not touch your home till you contact your local city and get the info you need do not take anyone's word when it comes to building codes! especially when you want to demo a large part of your house.

One more thing. Get the name, date and time of who you spoke to in the building department. They do give out wrong information from time to time, so protect your self.
