I'm a first-time home buyer in Winnipeg in the early stages of choosing a home to renovate. I'm shopping in for homes in excellent locations in that are priced based on updates required. I have a budget of 30-40k max to do improvements, so I am looking for information to start gauging whether a house can be shaped to suit my preferences on my budget. I would like a ballpark estimate on the following three projects based on the approximate specs of the sites. These are photos from an active listing I would potentially make an offer on.
The house is 967 sq ft., built 1927, and the kitchen is 10.8x9.3 with the adjoining living room measuring 11.6x13.
I would like the cutout wall cut down to turn into a breakfast bar. I would want the countertops replaced with a mid-grade granite or Quartz derivative with a natural stone/marbled look. I am also wondering approximately what it would involve to extend the countertop in front of the window and install a double sink and sink cabinet. I would want the floor re-tiled, but I would buy the tile myself. Budget allowing I might also move the cabinets that are currently over the range in the second photo and place them beside the window over the assumed new location of the sink.
I would buy my own materials for the sink and faucet but would need it installed.
Also curious about whether the plumbing where the faucet is currently, as seen in the second photo, could be repurposed to feed into a dishwasher I would want installed in that space. What would I then be looking at to retrofit the cabinet below and switch those countertops to match the kitchen island. I would supply the dishwasher, naturally.
Last thing on the second photo: replacing the electric range with a gas range. The property has a gas line going to the barbecue, approximately what would it take to run a line to the kitchen if I had a gas range to install there?
Third photo: I want to change the all-in-one unit to a walk-in shower. Approximate figure for ripping out and hauling out the all-in-one and shaping the space with a small corner bench with ceramic or porcelain subway tile throughout. I would want to have a glass pivoting shower door. Then throw on an installation of a shower system I already have laying around with a rainfall head and handheld wand.
If I did everything on that list, could I afford it? What kinds of things could I presumably do myself to save on labour? What would an approximate timeline be, assuming I could arrange to live outside of the house entirely while the job was being completed?
I know it's asking a lot! This is a good representation of the most extensive project I would be willing to do at the time of purchase and I want to know how to adjust my expectations. Thanks for any information at all!
