Replacing a 35" to a 36" exterior door

How would I measure? What am I watching for? It says I need a 35 7/8" to 36 3/8" to fit a 36" in the door jam. Frame and all? Is that right? I'm a first timer.

Please help.

37" to 38" is preferable just in case the opening is out of square. Also check the height too. You will need at least 81 1/2".
