What is the cost estimate to replace a low-pitched tar-and-gravel roof with a high-pitched gable roof in the Vancouver metro area? I'm looking at an old house with tar-and-gravel roof that needs to be replaced. The roof is about 48x28 ft.

This work could run over 30k easily - best to shop around a bit - make sure your comparing apples to apples of course. The best way to do this is to hire a consultant to prepare a recommendation with a relative scope of work. This would then be used to tender bids. Understand your requirements and the scientific implications.

This depends on a few factors. With a new living space upstairs, your roof now floor joist may have to be changed. Don't expect to live in the house when this is done. have professional plans drawn up and get at least 4 detailed Estimates on the work from good contractors. Do your homework!!

You're probably looking at between $ 25 and $35k this would be just for the roof framing and exterior finish. Finishing the inside, dormers Etc. is all up to you at a extra cost.
