Replacing Roof

Hi Everyone,

I'm looking to get my roof redone in the near future and in the process of getting a couple of quotes and there seem to be some mixed opinion between contractors.

I live in an older home (1920's) with a finished attic and the current soffits are solid wood, so no ventilation and we are wanting to replace the fascia and soffit as well at the same time.

One contractor is suggesting that we need to build a roof on top of the roof with strap and over sheathing to create the proper airflow which I understand, but another contract said that's not to code.

This is our long-term home so we want it done right so it lasts long but just a bit confused about the mixed opinions.

If anybody has any further insight it would be greatly appreciated.

Thanks!

Hello! Roof over roof is not to code. There are a couple things you can do to remedy the soffit flow. You can cir holes in the solid wood soffit and as long as they are not blocked with insulation. You will be ok. If they are filled with insulation you would be better off with edge venting. Edge venting vents above the soffts into free attic space allowing for the intake and then vent properly in roof deck at top to create your airflow. A little more expensive but will guarantee the air flow.

Thanks Jamie, hadn't heard of the edge venting before.

No problem glad to assist. Here is a simplified diagram of edge venting.
