I'm going to renovate my house and I want to change a roofing slope.
My house designer proposed 4/12 slope, but I want a 2/12 or a flat roof. As far as I know, a flat roof is much more expensive than a shingle roof and more of a hassle to maintain. So, I am worried about it. Is it true?
And how much it costs difference between 4/12 and 2/12? From what I heard, A 2/12 slope needs some membrane? Right?
Please let me know.
You are certainly better off with a bigger pitch. It is not recommended for shingles below a 3 pitch. For a low or no pitch u will definitely want a rubberized membrane. Am epdm rubber roof is only generally food for a 10 uear warranty and over time will become brittle.
A 4/12 pitch is a comfortable not so flashy pitch thay will certainly be the better of the two choices as you could use ive and water shield and a synthetic underlayment with a good quality shingle
Thank you for your comments.
Hi Kevin:
Installing a new flat roof is certainly a nice option for a residential home, but it is more expensive than a shingled roof. You don't want a 2/12 pitch if you opt for the flat roof -- what you want is to taper the flat roof for positive drainage. But a 4/12 shingled roof is also a good option and, depending on the type of shingles you choose to install, can add a real nice aesthetic appeal to the newly renovated home.
If you go with a flat don't choose an EPDM or TPO membrane. Go with the trusted and longest lasting system available, which is a 2-ply torch down system. This can last up to 30 years if installed properly.
For a shingled roof, choose a heavier laminated shingle with full underlayment on the deck and you'll easily get 20-25 years out of it.
There are pros and cons with each type of roof. You can message me directly at mike@strategyroofing.com to discuss further. If you opt for the shingled roof, we'd be happy to quite on it for you as we've done quote a bit of work in your area.
Hope this was helpful.
