hi i am inquiring what the costs would be to add a second floor to my home. current sq ft 1450 would like to add 3 bedrooms and 2 baths on the new floor.

What would the costs of such a renovation low to high?

How long on average to complete the project?

200K + minimum to a maximum of the sky's the limit for a roof off renovation to add a second storey. Timeline would vary on products chosen for use in the renovation but allow 6-8 months.

Hi Jason,

I would say that there is a minimum of $180,000 and the maximum is unknown. Your varied tastes and finishes will greatly contribute to the maximum, or minimum for that matter. Six to eight months is a good timeline to start with.

Hi Jason,

From our experience it is usually about $90 to 100 per square foot with another 8% to 10% contingency or upgrades.

It takes about 4 weeks to 6 weeks for permit drawings production and approval, if there is no zoning issue that you need to apply for minor variance. The construction time will be another 5 to 8 months to construct, depending on your site location and weather.
