Second Storey Addition

Hi There!

We currently have a three level split home. We require some more space so were thinking about adding on a second level addition. We have received a quote from a contractor and this 500 sq foot addition was estimated to cost $112,050. In this 500 sq feet we were planning on putting a master bedroom with ensuite and walk in closet and a small den area for our computer. Does this estimate seem reasonable. This would be from start to finish including tieing into our existing roofline, all exterior work including soffit, fascia, eaves, siding and shingles, etc. If you require more information from me please let me know. I just want to make sure I am not being ripped off. If we decided to get rid of the ensuite would that saves us alot of money? Approximately how much would this save us?

It seems like a lot of money but today everything costs a lot. An architectural drawing and engineer can cost $ 2500-$6500

therefore its important you do a lot of homework. Get a few more quotes and make sure they are detail. My last customer had a contractor whom subed a lot of the work out so he wanted to make extra money on top of that trade which resulted in more than 30% price increase. I ended up finishing the project and saving him a lot of money. If you are in the GTA i would be happy to give you an estimate. But the price you were quoted results in $214 per square foot which would mean - high quality finishes not siding exterior. Thses are not very costly as soffit/ facia/ gutters should be around $10/12 per linear foot and vinyl siding is not too expensive so what are you putting inside? Marble? Hardwood flooring? Framing cost would probably be around $10,000.00 + materials

Anyway its hard to judge a project unless i see it.
