I would like a single car garage built in my backyard, approx 12 x 24. I live in London, ON. Can anyone give me an idea of the cost, all inclusive (ie from concrete slab to finishes)? What are my "responsibilities"? Do I have to get the plans, the permits, the finishes (siding, shingles, doors, window, garage door opener? Or are there builders out there who can do the whole job?
Be forewarned, only Licensed Electrical Contractors are legally allowed to do ANY electrical work in Ontario. This includes any underground pipes for power (need permit and inspection), sub panels, new outlets and lighting as well. Homeowners can do the wiring if they apply for an electrical permit and get the inspection themselves.
A very basic way to estimate the cost of building a detached garage is to simply apply a typical average per square foot construction of $80 - $100. If there are complications or you prefer top quality materials and components the price can easily will go up. This can serve as a very rough basis.
Yes! You have to take care of the permit application by yourself or you can hire an engineer who can make the plans and apply for the permit on behalf of you or Some contractors can provide a complete construction job including the permit.
Thanks,know the estimated cost per square foot is very helpful.
Re the plans, I've been advised that Rona will provide free plans if you purchase your materials from them. So my questions are A)would plans like this save me the cost of an engineer, and B) is it cost-effective to have the contractor/builder be limited to buying materials from the big box store, when combined with the savings of using the Rona plans?
Thanks!
Sylvia,
A separate building for a garage is a great way to extend space not only for storage of your car but if constructed right you could get more storage space too. Cost really depends on what kind of materials you would like to garage to be. On the lower end using siding as the finishing would help keep costs low. Bricks are much more expensive as there are extra steps to ensure that the base structure can take on the load.
Having a concrete base put in is pretty easy. The rest of it is up to you on what you are looking at from a finished product standpoint.
You can estimate a cost of about $80 to $140 per square foot.
Other items to consider;
Building permits will be required to construct a garage on your property.
You will also need to get an electrician that can install the electrical in the garage too if you want it. This will be another permit.
If you want water going to the garage a plumber can set up that as well.
A good contractor can facilitate all these items and arrange for the appropriate permits and sub contractors for the electrical and plumbing.
Typically a job like this could take a couple of weeks to complete in the best case scenario. This would also include time for the city to come and inspect the work at the appropriate stages that they outline in the permit. The Electrical Safety Association will also want to do the inspection on the electrical installation as well. These could all take a couple of days to set up and actually happen.
Usually a good first step is to figure out what you want. Check out pinterest, or the internet for different ideas and talk to a contractor to see what they come up with.
