If I was to completely tear down and rebuild on same lot, where do I start? Main question is, rough estimate, and time frame. Existing 920sq/ft. like to expand a little to 1100 sq/ft.
To be honest, to do this in Calgary right now would be very difficult for you to get a return on investment. Home prices have dropped so much you might well be better if seeking and buying something else. If you're serious about doing this, the first thing to do is to either hire a designer or a design-build firm that can help you through the design process and who has accurate and currentc knowledge of costs to give you an accurate budget. You will want to look for a company or a designer who really has a real and current knowledge of the market and the true cost of construction. Make sure whoever you work with is registered with either your local home Builders association and/or the Better Business Bureau.
Hi Tom,
If i were in your position and thinking to build new i would think to build in following way.
1) The building for the future, ie House with lost of Energy savings. Very less on heating and cooling and very low on electricity bill.
2) Very comfortable in all climatic conditions. Be it extremely cold or Hot.
3) Pure indoor Air quality.Free from air borne diseases, chemicals free breathing.
4) Total noise cut off from out side. Super quiet.
In short look at Passive house standards its the future of House to be build that way. There are a lot of houses build that way in your area if you do some research you will find all help in your area.
Its not that costly and the house pays by itself in long run. The average cost would be 15 to 20 % more then a regular custom home.
Good luck.
Hi Tom
First get a list of " Building Code Designers" from the City / Municipality
where the house is located. ( This will probably run you between $3 to $5K )Once you have decided on who will draw up your drawings for the Permit, you must shop around for a Contractor not only for your Demolition
permit but the Building Permit as well.
( Usually the same Contractor )
" TrustedPros" is a good start , lots of Excellent contractors, Word of mouth is good as well and maybe the city has a list of larger Contactor as well.
If every thing going relatively well it could be approx. 5 months +/-
You have to start with a good designer that he is able to give you the look you want with the economic cost effective layout and materails. After you have this design on hand try to shop around for a reputable contractors whose able to accommodate your design and budget to choose from
Search the TrustedPros directory and discover the best contractors in your area.
