It seems to me you need to take a step back and get this situation under control. I would not pay this contractor anything more.

The first problem is having a contractor pushing you to sign, then immediately have someone start to do some work. This allows him to say he had a signed agreement and the work has been started. You may lose your initial deposit but your definately dealing with someone who seems to have no regard for customers.

Contrats should be clear and open outlining who is responsible for supply of materials and exactly what the payment terms are. You need to understand that it is important to read any agreement. If you cannot work out a new agreement with your contractor, your probably best to move on.

This situation is a little more complicated but unfortunately not unique. It just creates a bad image for the rest of us that truly care.

It really depends. Is the 238 square feet all in the same place? For example: are several sheets together or is it just a bunch of holes? Is there damage that needs to be repaired?
