Wish to renovate basement suite replacing existing kitchen with new cabinets, countertop and full-size appliances. Plus replacing bedroom carpet and living area tile with laminate, or similar, flooring. The basement is roughly 22' x 17'. The kitchen is 11' x 7'. What kind of cost range is typical for this work using midgrade materials, (best value for dollar stuff, not just the cheapest). This is with fully understanding that electrical, plumbing, other issues can add substantially to any budget, and that seeing in person is the only way to get a true estimate. We just would like to know where we may be starting from.

Hi from not seeing your exact renovation I would give you an approximate $40,000 start range. Mind you I'm in Calgary and I know Vancouver's cost are higher than here. Hope that helps
Well it depend of the size as well.
Kitchen can go from 10k to 20 k.
And floor can go from 4 dolars sqf to 7 plus instalation.
The best thing will be to get an estimate on site for better results.

- 2k for demo
- 7-9k for kitchen upgrade (cabinets and countertop - supply and installation)
- 4-8 k for kitchen appliances
- 5k for flooring
- 2-6k for MEP depending on the scope of work
- 3k for final finishes
So I would budget somewhere around 30-35k for the project.

Like you have already mentioned, it is a little difficult to actually give you a price without actually seeing it but let me start with your kitchen. Unless your cabinetry is pretty much trashed...I often have had a cabinet defacing company come in and completely restore the old cabinetry. They do this by replacing all doors and drawer faces as well as re venir all surfaces. Add in New counter tops and you have a new kitchen at a way lesser expense. They look brand new !! As far as Flooring, your cheapest bet is always carpeting however due to flooding is not the best option. Scratch the laminate idea..does mot hold up to moisture. Ceramic is a good option but costly if your floor needs leveling with a self leveling product.You will pay about 4,40 a sf for installation. One product I like is the vinyl flooring. It is typically about $3.49 a sf to purchase but only $2.25 a sf to install. It looks like wooden planks and stainmaster makes one I prefer ( wide planks 4ft long) Vinyl flooring is waterproof unlike laminate and has a much richer appearance. You also may look for sales and find this product for cheaper. Hope this helps.

Great advice, the refacing is something I never thought of, but the kitchen is so poorly laid out and they used such cheap cabinetry, that I almost rather replace than fix. The vinyl flooring option is very intriguing and maybe perfect for life as a rental suite when the kids leave, I'll definitely check that out!
