Yes check to see what size your able to build on each lot and any regulations. Also 300k for a lot assessed at 150k I'd offer them less for the lot!

Also, to note. Trees tend to add long term value to your property especially if they are mature and healthy.

what would be an approximate cost to clear about 20-25 trees and grade a flat lot like these?

Colleen, to cut the trees would be around $2500 and you could advertise for free firewood, or sell it. As to the choice between to two lots, The difference is about %|$50,000. For that difference, I consider the access, view and options for style of house.
