What would the average cost be for a 1200 sq ft house, basement and garage.

I have no idea how to begin but would be nice to know what the cost may be.

the lots is just short of 1/2 ace and the land is sloped and teared.

Prince range 198,000. And up depending on design and finishing

On average to build a 1200 square foot house with a garage attached would approximately be $200,000 and up from there depending on all your finishes Etc this would be for the house and garage only I'm assuming your lot is already paid for. Hope this helps you out

Average quality build will be $250 to $350 per sq ft PLUS.

Look at "Beaver Home Plans" they have fully drawn house plans with Architectural drawings that will pass for permit.

You also need to have the lot serviced for sewer or septic, water supply, gas supply, electrical supply etc. Everything you need to function. This is a huge cost as well can be $30 to $50 thousand.

Do some google research in your area. this will help you understand but also check with your local building supply Home Hardware. These guys are local and not big box attitude.

If you are considering on building a new home on your own lot then you are already a good part of the way with this project.

When calculating the construction cost you need to separate the soft costs from the hard cost.

The soft costs would be anything needed to finance the job, insurance, legal fees, city fees and so on.

The hard costs are your construction costs and for a 1200 sq.ft. home the range can very greatly depending on location even just within a city.

In 2018 starting construction cost will be $185 per square foot of livable floor space.

These prices generally range in the low $200 per square foot.

A great place to get a more accurate pricing on your project would be to consult with your architect/designer.
