Where do we start when building a New house?

We want to build a new home on our property. Where do we start

Best way to start would be to contact a design firm, preferably one close to you. They can help you figure out the best home to design with a good floor plan.

Get them to help you with the entire scope of work so you actually have something solid on paper when you are looking for quotes from contractors.

The design firm you chose should be able to get all the permits needed for you.

Hi Wendy,

First you find a design firm a nod architect. You will also need an engeneer.

After putting a design, and sound architectural plans together. The engeneer or architectural firm can submit the plans for inspection and approval by the city or municipality you live in's building department. At this point I hope you have chosen a reputable contracting firm to build the home for you.

First, you will have to find an architect or Designer if you have no idea of the process for obtaining a building permit.

Usually the first stage is obtain Zoning information from city for your lot, that will tells you what you can build on the land and what are the requirements. Then you get a surveyor to do a survey on your property which gives you all information of your site. With the zoning and Survey, you may get a designer to design your house according to zoning requirement and survey.

If you have any trees that wants to remove from site, you may want to have your Arborist to do an Arborist report at the mean time you get a survey.

Hi Wendy,

First, confirm property boundaries through a licensed Surveyor (H.Y. and Associates, Terra Pacific, etc).

The Surveyor will also provide a Building Envelope plan confirming required setbacks from the property line.

Second, I would confirm the soil type on the lot through a preliminary geotechnical assessment. This ensures there are no soil issues present in the area and starts to provide load limits and parameters for the Structural Engineer.

Third, confirm you have the required services at the lot line- ie storm, sewer, gas and water. The presence, or absence, of services greatly impacts the building design and costs.
