Wooden garage door that leads to the inside of the house

Wooden garage door that leads to the inside of the house does not automatically close (to the fullest) when it is released. It would leave a gap of 1/2" and it does not click to confirm that the door is fully shut/closed. There are 3 metallic pieces on the vertical side of the door (2 of the 3 pieces are 4"spring hinges). The builder said that it is expected as the door would sink after 11 years. We have ensure that the door sweeper is not the cause of the problem.

What is the best way to remedy the problem?

I will need the wooden door to automatically close to prevent the entry of carbon monoxide into the house.

Will a new pair (2) pieces of 4" spring hinges resolve the problem? If so, the problem may resurface in another 10 years.

OR

Do I install a door closer at the top of the wooden garage door (that leads into the interior of the house)?

Which is the most permanent solution and cheapest option?

Good morning Martin,

First thing to do is decipher what the issue is. Is it the closer, the hinges, the hardware, the door itself or the jamb?

- 1st thing to do is disengage the closer. Does the door close and latch properly without it? If it does, need to either adjust or change the closer. If not, the closer is not the issue.

- On any door, the pressure is on the top hinge so after 10 years, there may have been some pulling away at the top.

- As it is a wood door, was it sealed on all 6 sides. If not, possible warping will cause issues.

- Is the frame level?

The overall issue will determine the fix and the cost.

No cheaper solution is your option but maybe you need look the tracks. Or move the electric box 1 inch but is better if a professional do this Job. The sink is not a problem all house sink.

The best solution is prob the most expensive. Which is replacing the door and frame.
