I have had a black metal (tin, I believe) roof for about 20 years and the paint is peeling. I had it pressure washed and painted about 4 years ago for $3,000 but once again it is unattractive.
Can it be sandblasted and painted with a clear UV protective coat or do I have other options.
I have noticed several homes in my arear where the black roofs are peeling. Black seems particularly prone to peeling.
Any help is appreciated.
Jim
Hi Jim,
Unfortunately, the salesman didn't cover that in the sales pitch. "Never needs replacing", well the metal that is, the paint, other story... unless it is molded solid with the same color (like some plastic roofs), it will always peel. Even the nails they use are not 100% compatable for oxidization between the nail and the roofing material.
Black attracts and absorbs the most heat and unless the "paint" has been part of the warranty, it will have to etched (sandblasted), primed and repainted.
I don't know anyone who sandblasts their roofing and repaints it.
Can you go back to the manufacturer and ask for their help?
