I am considered buying an older bungalow and doing a big reno. I would like to add a storey appr.1100 sq.ft. with a budget of about 80,000. 1st- Can this be done with my budget and how can I ensure that I can get building permits for the area?
What you want to do depends of zoning, were you house is located. Very approximately cost of your renovation will be $55-75 per sq/ft. For building permits you'll need design drawings and truss design.
The budget you have set is good to start with, being an older house (which we do specialize work in) it will depend what you get into once you start tearing walls apart etc. Where is the location you are thinking of buying in? James
Old bungalow's frequently have poor structural foundations, and they don't usually support a large addition without beefing up the footings. If you are in the New Westminster area, I can come by and have a look to give you a better idea on your vision.
Yes this job would be in your budget, Irwin. You would need to hire a reliable architech to draw up a plan. The architech will know what is permitted and what is not permitted.
Good luck,
John White.
