Should we contact builders directly or list through realtors to sell a teardown?

I live in south Mississauga, in a desirable neighbourhood. We have a 90 x 200 lot and are getting the house ready to sell. We believe the house is a teardown based on the age, style and what is happening in our neighbourhood.

Are there any builders we should contact directly, or is listing with an agent best?

If the house is livable a minor renovation could increase the value. We have done a lot of work with people that flip houses. More than willing to take a look at your house.

If it's a private sale. I would contact some builders that are already working in the area. They tend to give higher prices knowing the previous project was a success.

Hello Debbie,

I would go around and find out the going rate for your prooerty, then approach the contracters that have been doing projects on your street and tell them how much you want. Do not leave the priceing up to the contractor.o Obviously they would want it for cheap.

Hi Debbie,

Its a shame you were not selling prior to my moving from Mississauga to the Niagara region three years ago. Depending on the area you are in, I would have been interested and custom built myself.

You don't have to give your address information. But please let me know what street we are talking about. Then I will give you my honest opinion as to what I would do re talking to custom builders such as myself or going through a realtor.

Keep in mind, you can negotiate commission rates with realtors. And if your home is in a very desirable area, they will be looking at an easier sale. And more willing to negotiate.

Again, if your street is in one of the area's I consider high end, I am sad I am not there any more to build myself.

Hi Debbie,

I have done lots of renovations in Mississauga.

Send me your street address details and if I am interested will call you with an offer you will save 5% on Real estate fees and I would get benefit of half of it.

Can work out a JV partnership for developing and selling it for a profit. Lots of things can be worked out.

Hello,

Thanks so much for the input. I really don't believe it's a good option for renovation - it's an older split-level style house in a neighbourhood going to McMansions. And, at a minimum it requires a new roof and a new kitchen. Probably not worth that level of investment.

I will follow your advice and see if any of the local contractors are interested.

Hi Debbie,

I have read the various responses to date and I have a different approach for you:

I am not interested in your property (but it sounds like a good opportunity)

I suggest you get a hold of my real estate agent, Viesha Plosky (ploskibroker@gmail.com). She is a broker (not just an agent) with 25 years experience. She will do her home work on your particular opportunity and advise you well, as she has advised me through multiple homes. She is very hardworking and honest.

Listing through MLS will get you the most exposure (including to builders who are looking ) and the highest return. Thats why the 5% commission is such a good investment, it should get you a higher selling price than not using a good broker.

She can also help you purchase your next home.

Hi Debbie,

We would also be interested in a Joint Venture where you supply the Land, we supply the custom home build, and we split any profits over the land and build cost 50/50.

Please feel free to email or call me if you are interested. I can come out and take a look at your property with no obligations.

If you are not interested in a JV, my best advice is to use a realtor that will get you much more than the 5% commission you will miss out on. Do your home work and make sure you pick someone with experience with selling building lots.
