1 BR - Basement secondary suite cost in Calgary

Hello Pros,

I am looking to furnish the 640 sq ft basement of my Duplex home to add as a secondary suite for rental purposes. It is an R2 dwelling in the Airport Vicinity Area. A separate side entrance is already in place for the future tenant. I have already obtained Development permit and now need to get building permit and plumbing/electricals but looking to get a price estimate before I proceed further.

Following are the requirements:

1) Need to add another legal size window (Would require to cut the concrete) to add more lighting

2) A bathroom with shower or tub (3 -piece rough in already in place)

3) Kitchen

4) Living room and 1 Bed room

5) Pot lights throughout

6) Laminate flooring

7) Washer/dryer connections

Please guide me how can we achieve the heating requirements as per the City of Calgary codes for Secondary suite in cheapest way possible and also how much approximately this whole thing will cost? also is it worth it to spend money for a duplex secondary suite?
