Me and my wife was planning to setup a home care facility (assisted living/Alzheimer's care) here in Halifax. I found a lot in Old Sambro Road roughly around 1.5 acres. I wanted to know how much will it cost me to build such facility in a one floor level lot facility.

Starts at $25.00 per foot, commercal 30.00 per foot and up.
I would guess, you will need about 4000 square feet @ $150.00 per square foot = $600,000.00

You will need permits, plans, quotes, and a washroom in each room, sinks and all, you are looking more like $200.00 a sq ft.

There are a lot of items to consider regarding cost:
development charges (city)
city services (sanitary, domestic water, electricity) - may be present on site or not
consultant costs
accreditation requirements (depends on facility type)
direct construction cost (actual building)
etc...
Also one needs to consider if the site and use are compatable - does it work with the cities masterplan? Are the existing city services sufficient? Does this use work with zoning? Addressing these issues may take time and may add to cost.

it all depends how big the rooms going to be how many batrooms how many handy cap bathroom i mean care home requwire alot work and alot buliding codes have to be met i wood say 10 bed 12by12 rooms 2 handy cap washrooms 3 regulr washroom one staff wash room 9ft high celling stuco on out side and handy cap ramp.
Min i think u lookinh at from $650000 to $1.2 mil it all depends what the code off ur province what done.

Ok here is my point...
The reason why it will be a level lot type of building so to address to accessibility issue and if I solely focus on assisted living I dont need such fancy amenities because this people are able so one of the basic requirements that the province required is a least all the walls are fireproof and probably each room has its own bathroom at least 10x10 in size, a common tv room, a common mess hall, and a common multi purpose room. and extra room for the care giver. It seems that I under estimated my floor area. is 5000 too big or small? My facility will just be an average in terms of services and amenities we will focus more personal care. A comfortable place for them to live but with superb personal care. So in other words I am requiring just an average building not so cheap but not so fancy.
