Hi guys. I am looking to build a 2 car carriage house and extend driveway on a property in central Vancouver Island. For Reno budgeting purposes, I am wondering what the average cost might be.

Hi Corinne,
Here's a roughly comparable example to your carriage house build:
I have a 1550sf new spec build coming up next year on Vancouver Island and my total hard costs (construction activity related) and soft costs (consultants + permits) are coming in at $180/sf.
$180/sf is the cost if I completely subcontract out everything and just manage the build.
I'll likely self perform some work to reduce the costs (formwork, framing, and siding) and hopefully land in the area of $160/sf.
For your build, there will be a higher than average sf cost for excavation, electrical, and other trades due to the smaller size of the project.
All in all, a carriage house should not exceed $200/sf (unless its a high-end specification throughout the design).
