Basement Renovation

I would like an estimate for the supply of materials and labour to finish my basement, which includes re-levelling the floor, framing the exterior walls, installation of insulation, wiring and 4 new windows, floor tiling, as well as all drywall (inclusive of mud and paint). I believe I have been over-charged for this work and would appreciate a comparative quote.

Hello Beverly,

It is almost impossible to provide an estimate for this type of work without seeing the project first. Is the basement already finished and you are looking for a quote to see if what is being charged is appropriate? If so, this is extremely hard to quote as we are unable to see what the original status of the basement looked like and how much work was needed to finish the basement. please let us know what state the basement is in and if it is complete or not.

We always ask our clients to get 3 or more proposals for the work being done to get a feel for the people that will be in your home.

hope this helps

Without seeing the job it is very hard to know. It will depend on type of window, size, what type of insulation, is insulation in walls and ceiling was it just a perimeter area or were other rooms created? Type of lighting, tile and size as well as trim MDF or wood? There are many variables in a renovation which should have been clearly defined prior to the work and signed in a contract. SF of this job would also be a good reference. There is really no such thing as an inexpensive basement renovation if done correctly as usually there is a lot of elements to consider.

Hi Beverly,

As others have stated, it is impossible to price a basement renovation without visiting the site and meeting with the client. I believe a minimum of three quotes is just good practice for any large renovation project.

You now have one. Use it as your base and call a couple of local renovation companies to come in and quote.

Good luck with your project.

How much were you quoted?

Hi there!

It is nearly impossible to give a proper quotation over the phone or an email. Architectural plans and a site visit are always required; as well as, your wish list of specific features and upgrades you may be looking for. Accent walls and crown molding, any special wiring for electronics such as a home theater system, self-leveling. All these things play a roll. You can get estimates of what you should be expecting to pay per sq.ft which could range from 45-60 dollars a sq.ft starting but it would never be an accurate as a quotation.

If you feel you are being over charged for this scope of work you have done; I would recommend the next time to get 3 competitive quotations from 3 different contractor that are similar in company size.

I have mentioned the words estimate and quotation. A estimate is educated guess at what it would approximately cost but it is not binding. Estimates should only be used a rough guideline, for initial cost planning. A quotation is a fixed price offer that cannot be changed once accepted - unless a change word order has been issues for any additional scope has been added.
