We are currently house-hunting and one of the houses on our list has electric baseboard heating. Before we "fall in love" with this house I want to get a better idea of what it would cost to convert to forced-air heating with air conditioning. It's a 2-storey, 4 bedroom house.
Without seeing the house i would think for furnace, ac and duct work i have charged 12 grand and i have charged 20 grand. Also remember the cost of repairs cause we will rip walls down, but you have to repair them. We are hvac guys not drywallers lol.
Because the house has no ducting for air distribution you're looking at two significant expenses. The installation of the ducting and the equipment alone is going to be in the ballpark of 15-20 thousand. Then you will need the structure and drywall repaired after the installation. You could look at putting in a mini-split system which would potentially be a more cost effective option. Probably better to never love this house if you're set on forced air and a/c though.
My advice to you is as follows: 1. Use the lack of gas heat to bargain a lower price. 2. Inquire with the Gas distribution company about the costs of gas supply to your property. 3. whenever you do gas piping from the HVAC contractor to include all gas appliances to be installed in the offing and the far future- much cheaper in one go- such as fireplace, water heater, stove, BBQ--etc. 4. Request a knowledgable HVAC tech. to provide you with a "design brief" or guidelines for your house including a schematic of the gas piping and ductwork, sizes of equipment, air grilles--etc. The reason is you cannot compare apples to oranges when shopping as a layperson, so the best thing is to have different contractors bid on the same requirements.
