Cost for 2 story addition on detached home?

Replace existing one-story kitchen addition (14 *12) with 2 story 18*14 (match footprint of main foundation of house). New kitchen will need foundation. 2nd floor bedroom exterior wall to become interior wall to add on bedroom (2nd floor).

Only looking for cost at this time.

There is no possible way to quote this kind of job without seeing it. There are far too many variables that influence price. Everything from soil conditions to access for machinery to existing structural issues and finish types.

If you are simply looking for a rough idea for budget purposes, for the scope of work you are looking at between$150/sq ft. to $400/sq ft. For budget purposes, I would plan for about $250/ sq ft which is mid point for a typical addition.

Once you call someone in to see it, they will be able to give you a more accurate assessment for your particular house.

Thanks, that is fair enough and helpful. We have great access (full size parking pad behind house), no idea on soil except we did have basement floor lowered 2 years ago with no soild issues. Finishes will be modern but not top end.

Call someone in for a quote. That will give you a basic idea of what to budget for. Most companies honor their estimates for 3 months.

Before you proceed, make sure an engineer has been in to assess and ALL of the proper permits are pulled.

Great, thanks. Yes, we are just now getting people in for quotes in next week or two. And will need design help as part and permit applying/processing service. We have done basement lowering previously so we understand the end to end process.

As someone said, it's possible to give you price without more details and inspecting existing condition. A few capable contractors can give you more ideas and quote at that point.

Mathew,

Making large assumptions, budget for about $235 per sq. ft., each floor.

You may have to go to committee of adjustment for zoning approvals.

This may take 4 months and cost $4k - $5K.
