Cost for a 2nd floor addition?

I'm in the process of putting together a budget to add a 2nd floor addition to an existing 15'x50' (750 sq/ft) bungalow in Toronto.

I'm looking for a rough cost for labour and material to remove the existing roof, and frame the new structure.

Hi there,

A good rule of thumb is $150-$200 sft for a second floor addition. Of course material choices and the existing houses condition is also a factor.

But to remove and dispose of the roof and needed members, you are looking at about 12k.

Soft Costs: include architectural, engineering, and other pre- and post-construction expenses.

(This is hard to determine/ it is individualized to each project and would require a sit down to go over coast specified to your project)\

Hard Coast: Range 150- 200 dollars a sqft. 112,500-150k

Most home owners make a mistake of forgetting to include soft coast and a contingency large enough to soften the blow for unseen problems arising to the construction of an addition.

Experienced Contractor will be able to out line and indicate coast of the project and effectively follow through with project with out stopping the job.

I agree with the other responses. The cost can vary a whole lot if you are planning on adding a bathroom or juts bedrooms. The rest of the house has to be protected when the roof is removed. Also you need to include storage for your personal belongings and accommodation and living expenses while you are unable to occupy.

Thank you for the responses. I should have been more specific.

I'm looking for rough costs per sq/ft for framing the structure and estimated material cost to frame the structure. The 2nd floor will have 2 bedrooms + den & 2 bathrooms.

The entire bungalow will be gutted to the framing when the existing roof is removed. The interior build out pricing i'm okay with. At this time I'm looking at purely costs associated to framing the 2nd floor structure.
