What would the cost be on average to install a 12 foot lvl beam?
Hello,
There are a few factors to consider.
If you are doing structural work. An engineered drawing should be done and permit. Rough cost $ 1,000 to $3,500.
What is holding up each end of the beam? Are the post sitting on existing foundation? Is the beam being installed in the basement, main floor or other floors?
Main beam with no additional work budget $5,000.
Add roughly $2,000 for every additional floor.
Add 3,000 if you have to put footings in the basement.
If there is electrical or plumbing in the wall you will need to have an allowance for that as well.
And the you will need an allowance to make good all the areas that where disturbed.
Hope this helps.
1.If the beam flushed in the floor and the joists are hangers from the beam the cost is $2000
2if the beam is a dropped beam with nothing hungered to the beam it will be at on cost of $1600
It's never as simple as just putting in a beam . There can be endless variables being. Flush beam or drop beam. What kind of supports are required. Is there electrical or plumbing or heating involved? Structural engineer costs. Construction costs would start at $5000 upwards to $10,000 plus.
Firstly get a structural engineer to draw up the plan and then get a few quotes based on the drawings. Then every contractor bids on the same thing. Be sure there is a warranty. See if they belong to any reputable organization like Reno Mark for example.
Beware of an extremely lower quoted price. A deal is not always a deal.
Hi there,
It depends what P.Eng. structure engineer calculate.

Good luck with the project.
