Cost Of Foundation Repairs

I own a Victorian row house over 100 years old. I hired a contractor for another job to replace concrete steps. After removing the steps he noticed issues with the foundation. He inspected the basement and has provided a quote of over $100K to stabilize the stone foundation in the front of the house, and underpin the front foundation wall. Does this sound like a resonable price for such work.

post pictures of the work. the area you are located. Call other reputable companies with experience and references. Get 3 prices. Listen to what each contractor says. Hire someone to do an inspection outside of giving you a quote. this might give you more insight to the scope that is required and if you are paying over 100k its worth it to spend $350 to $500 for a foundation inspection

You can get an engineer to give a report if what needs to be corrected outllining the workscope to be done. All foundation work should be engineered then you can get 3 foundation contractors to submit bids on work detail. Without a work detail how can you substaitiate the work costings? It could be only $15000. Get an independant report first from qualified structural engineer. Stone foundationss are tricky.

This does sound very high. I'm in your area and I have done alot of underpinning and many stone foundation repairs. Without seing it i can only speculate.

I cannot judge without complete information, I need to see the drawings (if available) and photos from the location to find out how serious the problem is, and how far this problem distributed and which location needs any restoration. Anyway, the foundation is very sensitive and whole the house sits on it then any problem on the foundation can cause massive issue such as unbalance settlement or even collapse. Although I understand $100k is a lot of money, the cost should be vary depends on different factors such as: soil capacity, water table level weight of house and foundation situation. After all, first of all we should know more about the case and based on situation doing structural analysis and design for the best alternative, then doing action on the site based on prepared solution.
