Renovating stud-to-stud current 2-story semi-detached house (1700sqft) and adding addition (900sqft), how much would it cost to frame existing house if already demolished as well as frame new addition?
Good morning Jessica,
It is difficult to say without coming out to location or seeing the drawings.
But if I were to give a ball back I would say between $45,000-$50,000 including material.
What I assumed was:
- framing of 900sqft addition
- Material for 900sqft addition
- strapping of all exterior walls in existing home
- framing of interior walls in existing
- some structural beam work within existing home
- re-sheathing of existing floors.
This is just some of the items which we consistently run into in many of our downtown renovations.
We would love the opportunity to meet with you and see how we can achieve the opportunity to complete this work and offer some of our other services to you.
Best regards,
Tino Sisca
Jessica, Much more information is required. Does the area for the addition already have a foundation? has the area been approved under a building permit? Surveyed? This is before any actual work can begin. Then, framing for all interior and exterior walls (I'm assuming) required a copy of the blueprints to ensure walls go in the exact location, then the roof line. Any different angles or elevations? It would be best to provide more information for am\n approximate estimate, then have several contractors visit your project and provide more accurate figures based on every required detail.
Thanks for your reply Mark.
Yes, we have drawings (mechanical and strucutral) as completed by our architect and engineer. We will be submitting to the city this week. There will be a concrete foundation but I was looking for a general estimate on framing given the above specs I had posted.
Better off getting multiple estimations.
