How much would it cost to build a 18 X 14 garage with a 2nd storey loft in Toronto?
Perimeter of footing already excavated, all permits in place, Architects drawings provided.
- to excavate existing fill and stock pile for back bill
- install concrete footings, pour concrete pad, foundation wall,
- framing (structure, roof, sub floor - for second level), 2 windows
- insulate, drywall, (about 700 sq ft in total)
- install 2 entry doors ( 1 to garage and 2 - to upper level)
- install flat roof, shingle sloped area (4 x 18)
Not looking to hire a contractor at this time. Looking for estimates only.

As you may have noticed, you are not having many responses. The reason being there are too many variables to attend to. My advice to gain an accurate job costing would be to attain 3 estimates from reputable contractors in your area. This will give the working tools to come up with an accurate budget for this project.

As Barry has posted, no one can give you an even reasonable quote without seeing the site. Seeing the plans, and discussing all of the details with you.
If I still lived in the GTA I would be happy to come out and quote the job. But I moved to the Niagara Region almost three years ago.
Get three quotes from reputable firms. Sit down with them and be sure you are covering all the details including cleaning up the property and re landscaping after the construction is finished.
Then compare prices, and whom you feel most comfortable with.

I had it built by a contractor.
The quote was for over $40,000 base with additional "cash allowances"... Last Nov with an
8 week timeline.
Not finished to date. They want more money. I paid $40 already.
Looking for Contractor ideas as to what is reasonable.

That looks like something financially happen or the work was sub contracted out twice.
Sorry to hear that.
Pricing all depends. Everyone is different with there pricing guideline. The government does not have a set price for us contractors. Sometimes the bulk of the price goes to the blueprint person so that it gets approved by the city and the framer and eletrician.
I had the permit prior to hiring this company.
Paid for the electrical work separately.. Over $3000...
The framer and electrician were the same person. As a matter of fact, he was pretty much the only person on the job.
The Contractor was supposed to have a "crew": only a few "occasional" we're here for a few days...
