Curious what would be a reasonable quote on a 16ft X 12ft deck 6ft high with approx 11 stairs would be to build out of pressure treated wood.
If I was quoting this in Halton region my designe would include four concrete footings, 48" in the ground. 6x6 posts. Minimum code allows you to do this with two footings, however I would go with four to minimize any bounce. A concrete pad or two more footings at the bottom of the steps. Full railings and wood balusters per code.
Total $5,000 plus tax.
I would say for a deck that size a high estimate would be around 4000.00 for the material and labour. Anything over that and your not getting a great deal as a deck that size could easily be built in 3 days.
To build it to code it may cost more than you think. Check your local building departments requirements.
You'll need cement piers, (In our area 4 ft in ground) railings for deck & stairs because you are over 24" from ground, joist hangers, etc.
The material alone for that size would be at least $2000 - $3000.
All the previous comments offer great advice.
I would suggest going to a Home depot or similar retailer and they will cost out your decking material (for free). This would give you an idea for material. As to labour, it depends on several factors. The height, terraine, access, and a few more.
If the ground is top toil on top of solid rock versus other surfaces, this changes the requirements. Regardless, you will require a proper foundation for the supporting posts. This is the first and most important part of the structure.
Again, talk with your local retailer and even call some local contractors for specific answers about your area. The cost of the actual deck material should be similar among different retailers, the difference is in the labour.
As was mentioned, a grood foundation and support system is the key and make sure it is done properly. You could also contact your city dept. and find out who is the building inspector for your area. Speak with him/her and get their input.
In my opinion and what my experience says is that it should not be more than $2500. Because its not a bit area covering. But this is just a guess you may also consult the Professionals if you want.
According to this: http://www.costevaluation.com/how-much-does-a-deck-cost/, between $3 and $7k
