General Estimate for Staircase Staining

Hello,

Unfortunately I am out of town quite often as I work up north and don't have time to have contractors come in and out of my house nor would I like to spend my time on the phone with everyone when I do have time off so I was recommended to come here and post my questions. Any help would be greatly appreciated.

I am looking for a general price to have my staircase stained.

Maple Staircase (raw)

- 14 steps

- 46 spindles

- about 35' of railing

- 3 posts

I would also like to have a separate estimate to have 3 rooms in my home painted with the paint supplied I was thinking Benjamin Moore as I have been told it is the best paint. I only need to have the walls done all the baseboard and doors are fine. Walls are in decent shape I can do the patching myself.

Room 1 (master):

- 18 x 15

- 8' ceiling

Room 2 (rec room)

- 20 x 16

- 8' ceilieng

Room 3 (spare bedroom)

- 12 x 15

- 8' ceiling

Hi Michael,

If all you need is for someone to stain the above mentioned it would be $350.

The 3 bedrooms would be $850.

When would you be looking to have these things done?

Hi Michael!

I would not normally give estimates without viewing the job and meeting in person as there are too many variables and unknowns.

A price estimate for painting generally depends on four factors :

CONDITION, COLOUR, ACCESS AND EXPECTATIONS.

I have made some assumptions for these price ranges. I assumed that you wish to have the maple stained to a color and not a natural clear finish. Staining and two coats polyurethane clear finish $1000-$1500.

The 3 rooms (walls only), two coats eggshell finish (closets ?) $800-$1200.

Yes, stick with a painters quote for sure. 350 is not nearly enough to do this type of work unless it was a exterior job. 1000 to 1500 is in the ballpark as this is detailed work and your materials can be 2 - 300 alone just for the railing work.

Always find out the work everyone's doing, prep sanding between coats, stain that is involved and clear coats used methods of application etc.

Personally our rates are 75 -125 a foot for finishing stair railings without stair treads.
