How much do you calculate for basement. Per sq ft per job

Alot of contractors charge per sq ft when it comes to basement finish...I find there is a large gap I've heard people charge from 25-55 per sq ft. And $10 000 for washroom.

Too many variables to answer. The area you live in, the going rates, does the price included material and labor or just labor, is it a super basic basement or a 200 000$ luxury basement.

10000 for a bathroom isn't unreasonable at all. Quite easy to get to that price point.

So let's say 1000 with one bedroom and washroom is 45000

We hardly quote per the sq ft these days. It is not an accurate method. Finishes, constraints, and other requirements can vary the sq ft cost by a lot. The sky is the limit for sq ft quotes, because it's possible to spend 10,000, 20,000 or 45,000 on a bathroom. It's quite an accurate method without knowing the material, space and other requirements.

Ahmad, I charge by the hour or by the job. Estimating is based on the condition of the basement (floor, walls, ceiling, roughed in plumbing, electrical, etc.) so it can vary considerably. Also, the number of rooms, quality of material and exactly what you would want done. Get estimates but make sure they are all for the same identical work. If one say "with insulation" and another doesn't include that, big difference in estimated price. Bottom line, cost per sq. ft. isn't really accurate.
