My house is in central of city of Toronto. It is about 20' x 40' ,.It is a two storey detach house. I want to increase the size of it by adding a two storey addition 20' x20'. I wonder how much would that cost? this is a whole brick house.

Henry
100,000 would definitely get the job done with out looking at it
Your first step is to take your property survey to your local zoning-building department at city hall. They can tell you what the regulations are for your area of town or city.
Cost to build a home addition vary from $250 per square foot on the cheapest end to $500 / sq. ft. or even more for custom top notch work. Accurate estimated can be provided only after analyzing architectural drawings with all technical details, calculating number of man-hours for completing the project and determining the total expenses for materials, fixtures and finishing products.
Committee of Adjustment will cost $ 1,500 if you are closer than 6 ft. to the property side line and apply for a variance.
The fact is that most additions go beyond budget, schedule, and patience. With any renovation, you must factor in technical and logistical issues including: crew delays, scheduling conflicts, back ordered products, delivery issues, etc.
Hi Henry. My company works on the clients pay roll. A 10% general contractor fee on all materials and trades. Also a flat fee for project management optional but highly recommended. No money up font. All invoices must be paid in full every 30 days.
Hey Henry
rough idea would be 150- 200k for 2 floors 400 square feet per floor depending on what is going to be in your new addition space ie bathrooms, kitchens, is it just open space, are you adding a basement as well the list can go on and on. Heres a link to an estimator, https://fsconstruction.ca/?page_id=1757,
its free you can play around with things but truly your best bet is to call a few people and get an idea nobody can quote per square or guess over the internet accurately there are too many variables
