Looking to remove wall between kitchen and family room for an open floor plan. I've worked in construction for the past 15 years and am experienced in removing walls and installing lvls trusses, etc. I have never dealt with the permit and engineer side of things. Would like to know what it would cost me to get an engineer out to calculate load etc. .
It all depend on how many walls you want to remove, how much the job is complicated and how much time consuming for the design and the location of the job site but they could be in the range of $1500 - $4500
It needs to be checked by an engineer to find out existing situation on top and underneath of wall/ walls and it is not just some LVLs, the load shall be resisted correctly to eliminate any cracks or damages.
If you want to get permit city will ask for a complete drawings package.
The cost would be different based on the situation.
I do a lot of this type of work. You should have a building permit, they will require stamped engineered drawing as part of the permit submission.
Engineers stamped drawing for a single supporting structure should be around 1000 to 1500.includes site visit, drawings and inspection. All required if you are doing it by permit
