We will be buying a duplex and needing to totally gut it. Take down walls, etc. Open it up, bigger bathroom, etc.

Average cost? Budget is 90,000. Is that a good budget?

That should be your base price. It could only go up.

Dear Sir,

Concerning your question about the budget, you are hereby advised that a complete renovation of each floor including the full materials will cost about $25000.

How anyone can make a statement like 25000 per floor ? Yes, 90 gees is a good budget but I'm assuming you're doing window, heating system, perhaps other exterior work. May have to check for possible asbestos in plaster/drywall compound. This could be costly before demolition starts.
