But now we need to fix the old leak and stain that damaged the inside of the ceiling...its possibly 3 feet by 3 feet to be generous with the estimate.

If it's a stain-only problem, use a water/bleach solution and spray the stained area well. If, there is damaged crywall, drywall tape or stucco, the area should be cut out and/or scaped clean and new material used.
If the possibility of mold has occurred (look for black or grey patches), all the affected area must be removed and new material installed.

It looks to me like the drywall is water damaged, tape joints are damaged. Very good chance the insulation is soaked.
You will need to remove the damaged drywall and insulation. Otherwise the wet insulation will cause mold.
Cost for this small repair should not be much more then 1,650.00 unless there are alot more problem that are found after the drywall is removed.

In this case the drywall has to be replaced, also the insulation should be damaged, but do not be worry, this is an easy fix for anyone who knows what they are doing and it is only a 1 day job, except that whoever does it might have to come back a second day to do some finishing touches to the taping part.
For a small job like this shouldn't be more than $600 and price varies by company, my personal price would be $520 including priming and painting, but keep in mind that after it has been fixed and even painted that area will look a bit different than the rest of the ceiling, which means that you will probably have to paint the entire ceiling if you want to have it the way it was before, but if you are not a picky person then you'll be fine.
