Pricing work per sqft without drawings is difficult. There are to many variables. For example. What is the quality of the flooring is it $6sqft or $22 sqft. What type of electrical what type of fire suppression system we have done these systems for $30,000.00 and $500,000.00 so there is big differences without proper detail. We have done interior work for as low as $75 sqft and as high as $265 sqft. If drawings are provided it''s relatively simple to work up a budget price or a contract price for this work.

As Gavin has said. There are far to many variables to put a cost per square foot cost on it without the plans and finishing's laid out in detail. I have built schools where an single bathroom for the age five to seven children ran over 25,000.00 because of the custom units. Lighting can drastically effect costs, Flooring can be huge. Fire suppression and active security. Number and location of fire escapes. Type of windows and numbers, skylights, door types.....the list goes on and on. I have built all the Franklins printing stores across Canada and they were paper cutter jobs. Quick easy and profitable. But they were cookie cutters.
Unless you have a great deal of experience with these projects, back off. You can dig a hole for yourself if you do not cover everything.
