Hey everyone.
Yet another noobie looking for that magic number.
I'm in the Kootenays, looking to buy land to build a home. Currently leaning towards a Winton home package to lockup, then doing the majority of the work myself.
Talking to another Modular Home builder, and they were throwing around $100k as the magic number to add a basement. That seems way out to lunch to me for just the basement work.
Whats a ballpark price to put in a full basement?
Excavation $
Footings $
Wall forms $
Wall sealing $
Wall insulation $
Drainage $
Walk-up entrance $
Those are the major parts that I can think of off the top of my head.
Details:
NON ICF. 6 or 8' wall, whatever is standard.
9' ceilings
No bathroom/waste water in the basement
On septic field.
+2/3 in ground, 1/3 out.
10 holes for windows
1x walk up entrance
Easy access to materials. Gravel pits/concrete plant only 15 min round trip.
Thanks a lot for any help!
Hello Kevin...
My name is Georgo. I have over 16 years construction experience.
I would suggest you to go with Insulated Concrete Forms (ICF) basement to ceiling for your build. They are 60% more energy efficient than any wood framed structure. The best thing about this system is they are basically LEGO block. We all have used them when we were kids. You pour your footing then stack your blocks up, pour your concrete in put a roof on it & call it a house. Super simple.

Normally don't give ballpark prices. However from your list I would have to say a hundred thousand is not out of touch at all.
Thanks for the replies.
Jeff, would the $100k figure be close for a finished basement, or just for the excavation/concrete alone?
Thanks!
