We have original hardwoods in our smaller 1.5 storey old st vital (built in 1950's) home. We've ripped up the carpet to see the condition of the hardwoods and they appear to be in pretty good condition (don't anticipate many, if any, repairs to the wood?). We think they're either maple or oak (not 100% sure).
We're looking to have the wood on our main floor (living room, hallway, 2 small bedrooms) refinished along with a staircase heading up to the 2nd storey of our home. The staircase is 13 stairs (including 1 "landing" which is about 2.5 times the size of the top of the other stairs). For the stair case we understand that our risers aren't oak and instead of replacing them, it's much more cost effective to paint them and just refinish the top of the steps, which we're fine with.
The square footage, including the stairs, is roughly 550 sq ft.
We have ripped out the 1/4 round that was attached to the baseboards and would be replacing that after you're finished with the flooring restoration.
We want to have the floors restored, so they'd need to be sanded down and refinished. We are wishing to have them stained to a darker colour of wood (espresso-ish).
We're open to quotes for both oil-based and water-based options.
We are looking to have the floors refinished in the very near future (if possible) as we've ripped up all of the carpets, though we could survive this way for a while if we found the right contractor for the job and we had to wait for their availability.
We're open to online estimates AND on-site estimates. We're looking for good quality work at a fair price that can be done in a fair timeframe.
We are renovating an old home of approx 75 years. We'd like to refinish the hardwood floors on the second story, approx 800 sq.feet, includes 4 rooms and a hallway. We believe the wood is fir as it's a redish tint and the floor pieces are approx. 3 inches in width. It has been covered by carpet for at least 30 years.
This home is our parish rectory, residence of our priest. Having said this we are on a tight budget and are looking for a conservative quote.

I have removed 6 small sections of wall and would like the oak hardwoods patched in ASAP. The flooring is 1.5" wide pieces and the coverage to get patched is less than 10 sqft. Then, once the renovations are complete, I would like the entire floor refinished (1000 sqft).
I have approx. 600 sq. ft of 45 yr old hardwood floors to refinish. I just bought the house and want it done before I put my furniture in there. I would like them sanded, a slightly darker stain applied, and then urethane finish. A living room, two bedrooms, a hallway and two small linen closets are the target area.
